Seperti diduga MP Shahbudin cabut lari...




Ketua Menteri Pulau Pinang, Lim Guan Eng kecewa kerana Ahli Parlimen Tasek Gelugor, Datuk Shahbudin Yahaya tidak seberani seperti yang disangkakannya.

Katanya, beliau juga kesal apabila Shabudin tidak hadir untuk minum kopi bersamanya di Pejabat Ketua Menteri, KOMTAR di Georgetown, hari ini, untuk bersemuka dengannya bagi mendapatkan fakta berhubung pembelian banglo di Jalan Pinhorn.

“Ternyata anggapan saya salah apabila beliau (Shabudin) tidak hadir hari ini. Jika beliau benar, kenapa tidak hadir untuk berjumpa dengan saya di hadapan media?

“Saya kesal apabila beliau hanya berani membuat tuduhan di dalam Parlimen sahaja. Jika beliau benar mempunyai maklumat bahawa saya ‘makan duit’, saya cabar beliau menyatakan di luar Parlimen supaya saya boleh mengambil tindakan undang-undang terhadapnya kerana memfitnah saya,” katanya kepada media, lapor Sinar Harian.

Sebelum ini, Setiausaha Agung DAP itu mendakwa tuduhan berkaitan rasuah oleh Shahbudin di Dewan Rakyat tidak berasas apabila mengaitkan pembelian banglo itu dengan tanah kerajaan negeri di Taman Manggis yang dijual pada 2012 kepada pemaju swasta untuk pembinaan hospital swasta dan hotel. 

Kata Guan Eng, tiada apa yang akan disembunyikannya berhubung pembelian banglo bernilai RM2.8 juta itu dan beliau mahu mendengar sendiri apa fakta yang mendorong Shabudin membuat tuduhan sedemikian. - fmt

Ketua Menteri, Lim Guan Eng menggesa Suruhanjaya Pencegahan Rasuah Malaysia (SPRM) supaya menyegerakan siasatan berhubung transaksi pembelian rumahnya di Jalan Pinhorn, di sini yang berharga RM2.8 juta.

Dalam kenyataan di sini hari ini, Guan Eng berkata, beliau yakin bahawa tidak ada sebarang unsur amalan rasuah dalam isu pembelian rumah berkenaan yang cuba dikaitkan dengan penjualan tanah kerajaan negeri di Taman Manggis, di sini.

Pada persidangan Dewan Rakyat Khamis lepas, Pengerusi Lembaga Kemajuan Wilayah Pulau Pinang (PERDA) Datuk Shabudin Yahaya yang juga anggota Parlimen Tasek Gelugor meminta Jabatan Penilaian dan Pembangunan Harta untuk membuat penilaian berhubung hartanah berharga RM2.8 juta yang dibeli oleh Guan Eng di Jalan Pinhorn, sedangkan nilai semasa rumah tersebut dikatakan lebih RM3 juta.



Shabudin turut meminta SPRM untuk menyiasat dakwaan penjualan beberapa lot tanah di Pulau Pinang yang dikatakan asalnya diperuntukkan untuk pembinaan rumah Projek Perumahan Rakyat Termiskin (PPRT).

Dalam pada itu, Guan Eng turut mempersoalkan kenyataan SPRM Pulau Pinang bahawa suruhanjaya itu pernah menjalankan siasatan sebelum ini berkaitan penyewaan rumah olehnya pada 2009.

Katanya, beliau tidak pernah disoal siasat oleh SPRM berhubung penyewaan rumah sebanyak RM5,000 sebulan sebelum beliau membelinya.

Sementara itu, Guan Eng ketika ditemui selepas majlis pelancaran alat Defibrilator Luaran Automatik di Taman Botani, di sini, berkata beliau bersedia untuk memberi penjelasan berhubung isu itu di Parlimen jika diberi peluang berbuat demikian.– BERNAMA

Did Penang CM buy his house below market price?

The question which has put Penang Chief Minister Lim Guan Eng under siege this week is whether he had purchased a two-storey bungalow on the affluent Jalan Pinhorn below market price.

According to Tasek Gelugor MP Shabudin Yahya, the market value of the property was between RM6 million and 6.5 million.

At least two reports - in Penang and Kuala Lumpur - have been lodged again Lim, and the Malaysia Anti-Corruption Commission said it has opened a file to probe the claims.

Jalan Pinhorn is a short stretch of service road linking Jalan Hamilton to Jalan Greenlane (Jalan Masjid Negeri).

While both main roads are busy as schools like the famous Penang Free School, Green Lane Convent and Heng Ee High School are located within the vicinity, Jalan Pinhorn itself is quiet and lush, lined by single, double or triple storey houses with nice gardens.

Most of the houses were built some 30 years ago, and have gone through massive renovation and several transactions since.

Lim’s house is No 25, a double storey bungalow with a big garden hidden behind tall gates.

Lim took a RM2.1 million loan and forked out RM700,000 to purchase the unit in 2015.

The DAP secretary-general has said the bungalow is a normal unit with no swimming pool.

Malaysiakini has obtained a list of transacted properties on Jalan Pinhorn which showed that the plot area for the two-storey bungalow Lim purchased at RM2.8 million (RM275.56 psf) on July 28, 2015, was 10,161.13 sq ft.

The same unit was earlier sold for RM2.5 million (RM246 psf) on September 27, 2008. The property appreciated RM300,000 in seven years.

Lim has denied a link between his purchase to a 2012 sale of a state government land in Taman Manggis to private developers.

'Prime location'

A smaller property with a plot area of 4,983.690 sq ft was transacted for RM3.6 million (RM722.36 psf) on Oct 8, 2014. This is a two-storey unit which has been newly renovated.

One of the properties with a plot area of 5,500.358 sq ft was transacted at RM1.1 million (RM199.98 psf) on July 15, 2011.

It was transacted again a year later - on July 11, 2012 - at RM1.9 million (RM345.43 psf), appreciating RM800,000 in just a year.

Another property, with a plot area of 13,040.563 (three-storey) was transacted at RM2.8 million (RM 214.71 psf) July 25, 2009.

As early as April 27, 2004, a property at only 6,781.263 sq ft was transacted at RM2.4 million (RM353.92 psf).

Currently, the asking price for a shabby 2.5 storey bungalow within the vicinity is RM3.36 million.

Most developers and property consultants Malaysiakini spoke to described the area as being a prime location, although it is unlike the more posh residential plots of Jesselton Heights, which is situated close to the Waterfall Gardens.

When contacted, Raine Horne International Zaki + Partners Sdn Bhd senior partner Michael Geh said Jalan Pinhorn is a “desirable neighbourhood”.

Asked if Lim’s property was sold below market price, Geh declined to evaluate the value as he has not seen the property yet.

“We do not know what is inside to comment on the value of the property.

"If you want to know the value of your unit, I would have to ask you how many bedrooms you have, and what kind of renovation you have done to the unit before I can decide on the value,” said the well-known property consultant.

Open his house to journalists

Penang Chief Minister Lim Guan Eng should open the doors of his house on Jalan Pinhorn to the press so that they can compare it with the mansion of former Selangor menteri besar Mohd Khir Toyo.

DAP senior leader and Gelang Patah MP Lim Kit Siang proposed the idea during his speech at the party’s 50th anniversary celebration in Penang today.

Kit Siang showed photos of Khir’s resort-like mansion in Selangor and said, “Our secretary-general is under siege for corruption” related to the purchase of his house on Jalan Pinhorn.

“All reports appear to suggest that people have the impression that the house is comparable to Khir Toyo’s,” said Kit Siang.

“So perhaps Guan Eng should open the house to the press so people can compare,” he added.

In an immediate response, Guan Eng expressed embarrassment that his house - an ordinary two-storey bangalow - was compared to Khir Toyo’s mansion in Shah Alam.

Khir is currently serving a one-year jail term for corruption for purchasing a lavish mansion at below market value from a developer.

“I feel shy to compare my house to Khir’s mansion, mine is an old house which was built 30 years ago,” Lim said when delivering his secretary-general’s address.

“As if we want to be corrupt in such a difficul way, if we wanted to be corrupt, we would have joined BN, where we can get donations,” he said to laughter from the 400-odd crowd at Wisma DAP on Jalan Rangoon.

On his dad’s suggestion to open his house to the press, Lim replied, “I have to consult my wife.”

“She told me she wanted a home which has privacy only for the family, so I must ask her,” he said.

Ketua Menteri Pulau Pinang, Lim Guan Eng, menjadi mangsa fitnah sekali lagi. Kali ini berhubung rumah yang dibelinya yang didakwa mempunyai unsur rasuah, sedangkan ia hanya tuduhan palsu yang pernah dibangkitkan sebelum ini.

Menurut Guan Eng, isu yang dimainkan oleh Barisan Nasional berhubung tanah di Taman Manggis yang dikaitkan dengan pembelian rumah tersebut adalah isu lama, dan pernah dimainkan oleh BN sebelum pilihanraya umum 2013.

“Ini bukan kali pertama dakwaan palsu tentang rasuah terhadap saya yang mengaitkan tanah Taman Manggis telah dibuat.

“Bekas Ketua Pemuda UMNO Pulau Pinang dan Ketua UMNO Bahagian Bagan, Shaik Hussein Mydin, pada 19 Ogos 2015 telah menarik balik kenyataannya dan memohon maaf secara lisan kepada saya sebanyak dua kali di hadapan hakim Mahkamah Tinggi Pulau Pinang selepas saya menyaman beliau kerana memfitnah,” katanya dalam satu kenyataan hari ini.

Beliau berkata demikian sebagai menjelaskan tuduhan palsu Ahli Parlimen Tasik Gelugor, Datuk Shabudin Yahya semalam, yang dilaporkan media telah berkata bahawa pembelian rumah Guan Eng mempunyai kaitan dengan tanah Kerajaan Negeri di Taman Manggis yang telah dijual pada  2012 kepada pemaju swasta untuk membina hospital swasta dan hotel.

Malah, katanya, transaksi dibuat secara bebas dan rela hati di antara pembeli dan pemilik individu persendirian melalui sub-jualan tanpa sebarang paksaan atau pengaruh yang tidak wajar.

“Saya membeli rumah tersebut dengan harga RM2.8 juta pada 28 Julai 2015, bukan dari pemaju swasta tetapi dari individu persendirian.

“Saya membeli dengan mengambil pinjaman bank sebanyak RM2.1 juta dan baki RM700,000 dibayar secara tunai, berdasarkan apa yang saya terima sebagai Ketua Menteri dan wakil rakyat,” ujar beliau.

Sehubungan itu, menurutnya, adalah tidak benar untuk mengaitkan pembelian rumahnya pada  2015 dengan tanah Kerajaan Negeri di Taman Manggis yang dijual pada 2012, apabila penjualan tanah Kerajaan Negeri telah dijalankan melalui tender terbuka yang kompetitif.

“Adakah salah untuk menjual tanah kepada pembida yang paling tinggi? Pemaju swasta yang telah memenangi bidaan ini secara tender terbuka yang kompetitif – berjaya kerana mereka memberikan harga yang terbaik dan tertinggi,” jelasnya.

Guan Eng yang juga Ahli Parlimen Bagan menegaskan, penjual rumahnya itu tidak terlibat dengan syarikat yang memenangi bidaan tanah tersebut, dan bukan pemegang saham atau ahli Lembaga Pengarah syarikat berkenaan.

“Tambahan pula Jawatankuasa Tender Kerajaan Negeri tidak dipengerusikan oleh saya tetapi dipengerusikan oleh Setiausaha Kerajaan Negeri Pulau Pinang,” kata beliau.

Menurutnya, Kerajaan Negeri tidak mengetahui bahawa tanah Taman Manggis telah diperuntukkan untuk perumahan kos rendah.

“Bagi mengalakkan pelancongan perubatan, Kerajaan Negeri memutuskan untuk menawarkan tanah tersebut untuk pembinaan hospital pakar,” ujar beliau.

Sehubungan itu, beliau menjemput Shabudin yang juga Pengerusi PERDA itu untuk bersemuka dalam pertemuan empat mata berdasarkan fakta dan angka, pada jam 11 pagi Ahad ini (20 Mac)  di hadapan media massa di pejabatnya di Komtar.

“Daripada perjumpaan empat mata ini, rakyat Malaysia boleh menilai sendiri siapakah yang bercakap benar, siapa yang bersih dan siapa yang membuat serangan liar, tidak bertanggungjawab dan serangan peribadi yang tidak berasas,” katanya lagi. – Roketkini.com

Meet me one on-one, Guan Eng challenges accuser over house purchase row...

Penang Chief Minister Lim Guan Eng, who is currently embroiled in a controversy over the purchase of his home, has invited his accuser, Tasek Gelugor MP Shabudin Yahya, to a meeting with him to “seek the truth”.

Lim said the meeting on Sunday will be held between him and Shabudin in front of the mass media, so that both “can counter each other with facts and figures”.

“From this one-to-one meeting, Malaysians can judge for themselves who is telling the truth, who is clean and who is making a wild allegation,” he added.

“I want to see the facts Shabudin possess to make such allegations. I have nothing to hide,” he said.

Shabudin, who is Perda chairman, claimed that the value of Lim’s house is higher, accusing the chief minister of corruption during a debate in Parliament yesterday.

But Lim said this was “an arm's length transaction” between him and the seller on a willing-buyer and willing-seller basis.

He added that he purchased the house from a private individual and not a housing developer.

The house in Pinhorn Road is more than 30 years old, and Lim bought it for RM2.8million on July 28, 2015.

He said he purchased the double-storey bungalow by taking a RM2.1 million bank loan, with the balance of RM700,00 paid in cash, based on “what I received as chief minister and elected representative”.

“After seven years as chief minister, I have finally bought a house in Penang,” said the Bagan MP.

“As long as there is no coercion or undue influence, this contract for sale of the house is like a marriage – it is up to both sides to decide what is the right price or who is the right partner,” said Lim, who is also Air Puteh assemblyperson.

During Thursday’s parliamentary session, Shabudin had claimed that Lim had purchased the house in Jalan Pinhorn, George Town, at a low price despite extensive renovations done to it and linked it to a land deal in Taman Manggis.

“The allegation is baseless and a character assassination to destroy my political career,” Lim told newsmen, adding he had nothing to hide about his house purchase.

He said Shabudin would be given full courtesy at his office for the meeting.

He had claimed the sale of the Taman Manggis land in Jalan Zainal Abidin, George Town, was done via open tender, adding the land was sold to the highest bidder.

He claimed his government had no knowledge the land was earmarked for low-cost housing.

Lim refused to take any additional questions from the media as he wanted to resolve the issue with Shabudin this Sunday before making any further comments. - mk/fmt
